Common Questions

Answers to what our customers ask most. Can't find what you're after? Get in touch and we'll help directly.

Is your factory open for visitors?

Yes, our factory is open Monday to Friday, 9am to 5pm. Saturday visits are by appointment only. Give us a call on 03 5762 5177 or email contact@zbrtinyhomes.com.au to book a time.

Why do tiny homes have wheels?

Mainly for two reasons. Being built on wheels means the home is classified as a vehicle rather than a permanent structure, so it doesn't require a building permit, the same rule that applies to caravans. Wheels also give you freedom: many of our customers like knowing they can relocate their tiny home down the track if their circumstances change.

Do you have stock available?

We run an active factory floor with tiny homes in build at any given time, plus a display home you're welcome to walk through in person. Get in touch and we'll talk you through current availability and lead times.

How much does a ZBR tiny home weigh?

Our tiny homes weigh in between 3 and 4.5 tonnes, depending on the model and specifications chosen. We can help arrange delivery to your site at an extra cost, or if you'd rather organise your own transport, we'd recommend using an experienced towing company with the right vehicle to move a load this size safely.

Is delivery included?

Delivery is an additional cost, but we can arrange it for you with full insurance cover from our factory to your door, giving you total peace of mind. Get in touch for a delivery quote to your location.

Do your tiny homes come furnished?

Yes, every ZBR tiny home is a genuine turn-key solution, fully furnished and fitted out with appliances from the day it's delivered. There's no need to go hunting for furniture that fits the space or figuring out what will squeeze in where, it's all done for you. If there's a piece that isn't to your taste, just let us know and we'll deduct it off the price.

Can I make changes to a Standard Model?

Yes, our Standard Models can be personalised to an extent. You can choose your own colours, fittings, fixtures and finishes, including flooring, cabinetry, benchtops and sinks, to make it feel like yours.

Do I need council approval for my tiny home?

Our tiny homes are classified as caravans, so they don't require council development approval, and each one is issued a VIN and registered as a vehicle. That said, some councils do limit how long you can permanently live in a caravan, and the rules vary by council and by state, so we'd always recommend checking with your local council for the current regulations in your area.

What are the maximum dimensions I can have?

We keep every build within the limits required for road legality: 4.3m maximum height, 2.5m maximum width, 12m maximum length, including the drawbar, and 4.5 tonne maximum weight. Going beyond these would mean the home no longer meets road legal requirements.

How do I connect the water?

The water connection point is located underneath the home and connects using a standard garden hose fitting. A tap is also fitted at the front of the home for easy access.

How do I connect the power?

Our standard tiny homes are wired for 15 amp mains power with a safety switchboard fitted as standard. You simply plug in with an electrical power lead to connect to mains power, just like you would with a caravan.
